Buying with me · Standard Practice

Buying well takes more time than most buyers have.

I do the research, the shortlisting and the checking, so you buy the right property and not the most heavily marketed one. Start with the option that matches where you are today.

Standard Practice

Three ways in, set by how far along your search is. Every fee is paid upfront, and it is set against my brokerage if you buy through me.

You've shortlisted one property
Second opinion
₹9,999
Bring it to me and I'll tell you where you stand.
  • A written verdict: buy, avoid or wait
  • Price, paperwork and fit checked against your budget and requirement
  • The reasons behind the verdict, in writing
  • Credited against my brokerage if you buy through me
You've shortlisted two or more
Shortlist audit
₹19,999
I check each one and rank them for you.
  • Every shortlisted property audited the same way
  • A ranked recommendation with the reasoning
  • The gaps and risks in each, named plainly
  • Credited against my brokerage if you buy through me
Optional add-ons
Legal verification
₹14,999

A legal check of the property you settle on: its ownership history, any loans or claims against it, and its approvals. Done by lawyers I trust, with the findings sent to you by me.

Structural audit
₹49,999

An independent engineer's assessment of the building's condition and construction quality. Done by engineers I trust, with the findings sent to you by me.

Both are optional, and I suggest them only when a property calls for it. Add-on fees pay for third-party work, so they are not credited against brokerage.

How it works
  1. Tell me where you areFill in the short form, or message me on WhatsApp: your budget, what you want, and whether you've shortlisted anything yet.
  2. I tell you which option fitsI read every enquiry myself and tell you whether I'm the right person, and which of the three options suits your situation.
  3. You pay the fee, and we talkThe fee is paid upfront. It is what lets me give your search my full attention. We then meet, either face to face or over video if you're overseas.
  4. You get the workYour second opinion, your audit or your brief, in writing, with the reasons.
  5. We visit togetherWith the Buyer's Brief, I'm on every site visit. We add, cut and re-rank as you see real properties.
  6. You decide, and I stay with youOnce you choose, I handle the negotiation and support the paperwork through to closing. The fee you paid is set against my brokerage.
Two ways to buy

Your next 3–4 months.
Two very different journeys.

The usual way
  • Five brokers pushing their own listings. That's where their margin is
  • Weekends lost to site visits that lead nowhere
  • Price points that never quite add up
  • Months of calls, confusion and second-guessing
With me in your corner
  • One person who understands your budget and requirement
  • I visit the sites, run the surveys, find the catch in every project
  • You see only the 3–5 options genuinely worth your time
  • Clear pros, cons and true pricing. Then you decide

Think of me as the sieve: the whole market goes in, only what deserves your attention comes through. I hold no listings, so I have nothing to push. I treat every search like my own purchase.

Before we start

This works only if you can set aside three to four weekends in a row, with a few weekday calls in between. Good properties sell while a search is paused, and a long gap usually means the shortlist has gone stale and we begin again. If the coming month is packed, tell me, and we will set a start date that works. I'd rather begin late than rush you.

I'd also rather say the rest now than waste your time later.

If you'd like to be handed fifty listings, this isn't it. I narrow things down to a few and examine each one properly.

If you can't make time to visit properties and reply when a decision is due, the search will stall. Good properties don't wait.

If you want the cheapest possible broker, there are plenty to choose from. I charge upfront because that is what lets me work only for you.

The fee is also how I manage my time. I hear from many people every day, and a paid first step keeps my attention for those who are serious.

Common questions
Which option is right for me?

Start from where you are. If you have one property shortlisted, take the second opinion. If you have two or more, take the shortlist audit. If you have nothing yet, take the Buyer's Brief. If you want video and drone footage of every project, and me involved from start to finish, look at Research Focus.

Why should I pay you when brokers are free?

Brokers are free because the developer pays them, which means their advice serves whoever pays. My fee comes from you, so my only incentive is that you buy right. And every fee adjusts against brokerage at closure, so in total you don't pay more anyway.

Is the discovery call really free?

Yes, no charge, while I'm building out the practice. If it ever becomes unmanageable to keep it free, I'll introduce a fee for new bookings, but that won't affect a conversation already in progress.

Do you charge brokerage on top of the package?

Standard 1% brokerage applies at closure, same as anywhere else. But your advisory fee adjusts against it, so you never pay more than you would with a regular broker.

What if I don't end up buying?

The fee pays for the work delivered: research, shortlisting, site visits, negotiation time. It isn't refundable, but there's also no brokerage to pay.

How do payments work?

Directly and simply: we confirm on WhatsApp, you pay by UPI or bank transfer, you get a receipt. No gateways, no stored cards.

Which areas do you cover?

Noida, Greater Noida, Yamuna Expressway and Gurgaon as standard; the rest of NCR on request. Tier 2–3 cities via custom engagement.

Tell me where you are.

Four short steps, and I read every enquiry myself.
