Fees & brokerage
How the money works.
One brokerage rate, a clear minimum deal size, and every fee you pay for my advice credited against it.
Brokerage & ticket size
Every buyer fee is set against the brokerage I charge when your deal closes: 1% of the ticket value. Whatever you've already paid for my advice is deducted from that brokerage at closure, so you never pay both in full.
1%
Standard brokerage on deal value, plus applicable taxes, at closure
₹2 Cr+
Minimum ticket size for residential engagements
₹2.5 Cr+
Minimum ticket size for commercial & industrial engagements
NRI engagements also start at ₹2.5 Cr, so the package fee is always fully absorbed by the brokerage at closure.
Whatever you've paid for my advice is subtracted from the 1% brokerage at closure. You're never paying twice.
What is credited, and what is not
- Standard Practice fees (second opinion, shortlist audit, Buyer's Brief) are credited against my 1% brokerage if you buy through me.
- Research Focus fees are credited in full against the brokerage at closure.
- Add-ons (legal verification, structural audit) pay third-party work, so they are not credited.
- Selling costs nothing upfront. Commission is paid only when the sale closes: 1.5% to 2% on an exclusive mandate, or 1% on an open mandate.
If no deal closes, there is nothing to credit and the fee stays with the work done. Either way, you are not paying a broker who was never working for you.
